- support in budgeting and prioritization of measures
This is usually not included
The actual execution of repairs, installations, or replacements is normally not included in technical management.
When a need for action is identified, an assessment is made and the work is quoted separately before implementation. This provides full transparency and ensures that the right action is chosen based on actual needs.

The purpose is to identify deviations early, ensure stable daily operation, and provide a clear basis for decision-making regarding any necessary measures.

- Supervision is purely a control and observation function.

Distinction from technical management
Maintenance does not include overall responsibility for operation, broader fault management, design, or technical control of the property's systems.
Maintenance is a combination of supervision + planned service interventions, but without strategic operational responsibility.

Yes. All our agreements are completely free of commitment periods.
This means that the collaboration continues as long as the customer is satisfied and can be terminated or adjusted at any time by agreement with reasonable notice. There are no notice periods that tie the customer into longer periods.

Costs are fundamentally affected by how early one works with the property's technical systems.
A lower level, such as mere supervision, results in lower running costs but also means that more faults risk developing into urgent measures with higher total costs over time.
With maintenance, the risk of acute operational disruptions decreases as planned service interventions are carried out before faults occur, resulting in a more even and predictable cost structure.
Technical management has the greatest long-term effect because the work is not only reactive or planned maintenance, but also includes follow-up, prioritization, and optimization of the systems. This often leads to fewer acute interventions, better control over operating costs, and more strategic decisions regarding when and how measures should be implemented.
In summary:

The cost depends on the property's size, technical systems, and the chosen service level (supervision, maintenance, or technical management).
We do not work with fixed package prices because each property has different technical status and needs.
Therefore, an individual assessment is always prepared before an offer, so that the price reflects the actual scope and the correct level of effort.
